Of everything involved in a bathroom renovation, waterproofing and ventilation are the two elements clients think about the least and should think about the most. Neither is visible in the finished room. Neither shows up in a "before and after" photo. And that's precisely the problem — because when either one is done poorly, the consequences don't show up immediately either. They show up eighteen months later, as a stain on a ceiling, a musty smell that won't go away, or tiles that start sounding hollow when you tap them.

What waterproofing (tanking) actually is

Tanking is the application of a continuous waterproof membrane system across the bathroom floor and up the lower portion of the walls — higher still around shower and bath areas — applied before any tile goes down. Its job is simple to describe and easy to get wrong: create an unbroken barrier so that water sitting on or running down the tile surface never reaches the structural floor, the wall cavity, or the ceiling of the room below. Every penetration through that barrier — a floor drain, a pipe for the shower mixer, a screw hole for a grab rail — is a potential failure point if it isn't detailed correctly.

⚠ The risks of poor waterproofing are serious, and they compound

A waterproofing failure rarely announces itself immediately. Water tracks slowly into the subfloor and wall cavity, where it can cause mould growth, swelling or delamination of substrate boards, staining and water damage on the ceiling below (a real problem in two-storey villas with an upstairs ensuite), and in the worst cases, corrosion of structural steel or timber elements. By the time it's visible, the repair usually means stripping the room back to the slab — full retiling, and sometimes replacement of the subfloor itself. It is dramatically cheaper to do it properly once than to fix it after the fact.

Ventilation: the other half of the equation

Waterproofing manages water that touches surfaces. Ventilation manages the humidity that builds up in the air — and in Dubai, where ambient humidity is already high for much of the year, an under-ventilated bathroom struggles to fully dry out between uses. That trapped moisture is exactly what mould, mildew, and musty odours need to establish themselves, particularly in grout lines, silicone seals, and inside cabinetry.

As a general guide, a bathroom extractor should be sized to achieve at least 15 air changes per hour for the room's volume, ideally set on a timer or humidity sensor so it continues running for a period after the room is vacated — this is when most of the residual moisture actually clears. This is especially important in a wet room, where there's no shower door or curtain limiting how far moisture spreads through the room.

Where waterproofing most often fails in older villas

When we renovate bathrooms in villas built in the early-to-mid 2000s, a few recurring issues show up: waterproofing that was never applied up the wall high enough behind a bathtub or shower, membrane that wasn't lapped correctly at floor-wall junctions, and drain penetrations that were tiled over without proper collar detailing. None of these are visible until the wall or floor is opened up — which is exactly why a full strip-back during renovation is the only reliable way to confirm what's actually behind existing tile in an older bathroom, rather than assuming it's fine because there's no visible damage yet.

A reputable contractor should be able to show you the specific waterproofing system and product being used, the number of coats applied, and photographic documentation of the tanking before it's covered by tile. If a quote doesn't itemise waterproofing as its own line item, ask why.
