Our flagship Meadows project involved a complete renovation of a 4,800 sq ft Type 7 villa in Meadows 5. The scope included full demolition of internal walls to achieve an open-plan ground floor, a complete MEP overhaul (new electrical distribution board, all-new plumbing, ducted Daikin AC system), a bespoke chef's kitchen with Calacatta marble worktops, and a full master suite fit-out with walk-in wardrobe and rain shower.

The NOC Process

Any structural or external renovation in The Meadows requires an NOC from Emaar Community Management. This applies to wall removals, external extensions, pool installations, boundary wall changes and façade alterations. Crownstone prepares a full drawings package to DM standards, submits to Emaar, coordinates any site inspections, and manages the DM permit application simultaneously. Owners should allow 4 to 8 weeks for NOC and permit clearance before construction begins — we start this on day one of engagement.

Community Rules and Restrictions

Emaar's community rules prohibit alterations that change the external appearance of the villa without approval. This includes repainting in non-approved colours, adding structures above the parapet line, and enclosing the front setback area. Interior changes are generally unrestricted once DM permits are in place. Working hours on site are limited to 7:00am–7:00pm Saturday to Thursday; Friday and public holiday work requires special dispensation.

Similarly, original GI plumbing pipework should be replaced with CPVC or PPR during any bathroom or kitchen renovation to prevent future leaks behind new finishes.
