Villas in early communities like The Meadows, The Springs, and Arabian Ranches, many built between 2003 and 2010, are now well past this point. The actual timeline depends heavily on the membrane system originally installed, roof colour and orientation, and whether any interim maintenance was carried out. A roof inspection is the only reliable way to know where your specific property stands.

Localised signs — a small area of ponding water, a cracked section of parapet render, a single blocked drain, isolated membrane blistering — usually point to a targeted repair. Signs that point toward full replacement include ceiling staining spread across multiple rooms, membrane that has visibly perished or is lifting across large areas, structural sagging or deflection visible from below, repeated leaks after previous patch repairs, or a covering system that is simply beyond its serviceable life. We assess the roof as a whole rather than just the visible symptom, because a leak in one corner is often evidence of a wider issue with falls, drainage, or membrane condition across the entire roof.

It depends on the scope. Internal repairs, membrane resealing, and like-for-like drainage or gutter replacement typically do not require a community or authority NOC. Structural changes — altering the roofline, adding a new skylight or roof feature, extending the roof footprint, or work affecting shared boundary walls or parapets — generally require approval from your community's owners' association and potentially Dubai Municipality or the relevant free zone authority, depending on where the property sits. We identify what approvals your specific scope needs during the initial assessment and manage the submission on your behalf, so there are no surprises once work is underway.

On a full renovation, roof structure and covering work happens early — after demolition but before internal MEP first-fix is complete overhead, since roof access, scaffolding, and any structural changes need a clear site. Waterproofing follows immediately once the roof structure and covering are confirmed sound, then insulation is coordinated at the same stage if it's part of the scope, since both often require the roof to be open. Interior finishes are always the last trade, so nothing gets damaged by ongoing roof access above. If you're doing roof work in isolation, outside a full renovation, we still sequence internally in this order — structure, drainage, covering, then waterproofing and insulation — so nothing gets closed in before it's tested.
