Civil works is the least visible part of a renovation and the one everything else depends on. Marble floors, bespoke joinery, and a beautifully finished kitchen mean nothing if the wall behind them isn't properly supported, the slab beneath them isn't sound, or the foundation carrying a new extension wasn't engineered to take the load.

As villa layouts are opened up for modern open-plan living, and as families extend footprints upward or outward to add space, more renovations now involve genuine structural work — not just cosmetic changes. That means engineer-designed solutions, Dubai Municipality or master-developer approval, and construction sequencing that gets the structure right before a single finish goes on.

Why Civil Works Can't Be
an Afterthought

Removing a wall to open up a kitchen or living space looks straightforward until you understand what that wall was actually carrying. Unengineered structural changes are one of the most serious risks in villa renovation — a wall taken out without proper support can lead to cracking, sagging, or in the worst cases genuine structural failure, sometimes not visible until months after the work is finished.

Unpermitted structural additions carry a different but equally costly risk: work built without Dubai Municipality or master-developer approval can be flagged during resale, refused a completion certificate, or in extreme cases ordered to be demolished. Getting the approval process right at the start avoids all of it.

The civil works on our Meadows villa project involved a structural wall removal to open the ground floor to a more contemporary layout — engineered, submitted for approval, and signed off before any other trade touched the space. That sequencing is not optional; it's the only way structural work should be done.

In almost every case, yes. Any structural work — new foundations, load-bearing wall removal, structural additions, or reinforced concrete elements — requires structural engineer drawings and Dubai Municipality (or the relevant master developer) approval before work begins. We prepare and submit the structural package, coordinate with the engineer of record, and manage the approval process from application through to sign-off.

If you're changing the layout by removing or adding a wall that carries load, extending the footprint, adding a floor, altering the roof structure, or building new external structures like boundary walls, you need civil works. If you're replacing tiles, cabinetry, paint, and fixtures within the existing structure, that's a finishes-only renovation. Many projects are a mix of both — we assess your drawings and existing structure on-site and tell you plainly which category each part of your scope falls into.

A structural wall alteration with engineer sign-off can take one to three weeks including approval lead time. Larger scopes — new foundations for an extension, a second-floor addition, or multiple structural changes — typically run six to twelve weeks depending on the extent of the works and approval turnaround. We sequence civil works as early as possible in the programme since every other trade depends on the structure being complete and certified first.

Civil works comes first, immediately after enabling works and demolition. It's the structural shell that everything else is built onto and inside — MEP routing depends on final wall positions, waterproofing depends on slab and DPC condition, and every finish is installed after the structure is inspected and signed off. The civil works on our Meadows villa project, for example, involved a structural wall removal to open up the ground floor, all engineered, approved, and completed before any MEP or finishes work began.

Often, yes, but never without a structural engineer assessment first. We arrange a structural survey to confirm which walls are load-bearing, design the replacement support — typically a steel or reinforced concrete beam — and submit the package for approval before any demolition starts. Removing a load-bearing wall without engineering and sign-off is one of the most serious risks in villa renovation, and it's not something we or any reputable contractor will do without the proper process.
