A lot of renovation anxiety comes down to not knowing what happens next. You've had the first conversation, maybe seen a rough estimate — and then it's not always clear what actually needs to happen between "we'd like to do this" and workers showing up with tools.
At Crownstone, every project — regardless of size — runs through the same six stages. Some phases run longer for a full villa than for a single kitchen, but the sequence and the logic behind it stay the same.
Step 1: Initial consultation
This is where we understand what you're trying to achieve — not just "renovate the kitchen" but how you actually use the space, what's frustrating you about it now, and roughly what budget range you're working with. For a full villa, this conversation also touches on which areas are priorities if the whole project can't happen at once. This step typically takes a single call or meeting, and it's where we can give you a very rough order-of-magnitude estimate using our cost calculator as a starting reference point.
Step 2: Site survey
A member of our team visits the property to assess its actual condition — not just what it looks like, but what's behind the walls and under the floors where possible. This is where we identify likely structural or MEP surprises before they become expensive ones mid-project, particularly important for villas in older, established communities. The site survey typically takes place within a week or two of the initial consultation.
Step 3: Design & scope finalisation
With the survey complete, we work with you to finalise exactly what's being done, room by room — materials, finishes, layout changes, and a locked scope of work. This is the stage where "renovate the villa" becomes a specific, written document you can hold any contractor accountable to. It's also the point at which a fixed price becomes possible; before this, any number is necessarily a rough estimate. This typically takes 1 to 3 weeks depending on how many decisions are still open.
Step 4: Permits & community NOC
Once the scope is locked, we prepare and submit the necessary applications — a Dubai Municipality permit where required, plus your community's NOC if you're in a master-planned community. See our detailed guides on Municipality permits and community NOCs across the major developers for what these involve. This phase often overlaps with the tail end of design, and typically adds 3 to 8 weeks depending on scope and how quickly approvals come back.
Step 5: Construction
This is the longest phase and the one most people picture when they think "renovation." It runs from demolition through structural and MEP work to finishes and installations, with weekly progress updates so you always know exactly where the project stands. For a full villa, this typically runs 4 to 8 months; for a partial renovation, 8 to 14 weeks. Our guide on how long a villa renovation really takes breaks this phase down further.
The result: a completed staircase from our renovation of a villa in The Meadows, Dubai.
Step 6: Snagging & handover
Before final payment, we walk the entire property with you, testing every system and finish against the agreed scope, and documenting anything that needs correcting. Only once that snag list is resolved does the project close out. Our full guide, snagging: how to inspect your renovation before final payment, covers exactly what to check and how to organise the walkthrough.
💡 Project management runs through every step
Every Crownstone contract includes project management and site supervision as standard — not an optional extra. That's what keeps steps 1 through 6 connected, rather than six separate handoffs where things get lost.
⚠ Watch for contractors who skip steps 2 and 3
A contractor willing to quote a fixed price without a proper site survey or locked scope is either padding the number heavily to cover unknowns, or planning to raise the price once work begins. Both outcomes cost you more than the time these steps take.

What are the main steps in a renovation project from start to finish?
The typical process runs through six stages: initial consultation, site survey, design and scope finalisation, permits and NOC approval, construction, and finally snagging and handover. Each stage feeds directly into the next, which is why skipping or rushing an early stage tends to cause delays later.
How soon after the first call can construction start?
For a full villa renovation, construction typically starts 4 to 8 weeks after the first consultation, once the site survey, design, and permit or NOC applications are complete. Smaller, purely cosmetic projects can move faster.
What is expected from the homeowner during the process?
Homeowners are mainly needed at the start (defining scope and preferences during consultation and design) and at key decision points (material and finish approvals, milestone sign-offs, and the final snagging walkthrough). A well-run project shouldn't require day-to-day involvement during construction itself.
