Converting one of these into a proper home theatre is one of the most rewarding room-specific renovations you can do, but it's also one where cutting corners on the "invisible" work — acoustics, wiring, HVAC — shows up immediately once the room is finished.

Sizing the room correctly

Screen size, throw distance and seating all follow from the room's dimensions, so this is the first thing to lock down:

As a rule of thumb, most projectors need a throw distance of roughly 1.2-1.5x the intended screen width — check your specific projector's throw ratio before finalising the room layout, since lens options vary significantly between models.

Acoustic isolation: where the budget should actually go

This is the single most commonly under-specified part of a home theatre build, and it's also the part that's nearly impossible to retrofit once the room is finished. The scope worth insisting on:

We regularly see home theatre rooms where the AV equipment budget is generous but the acoustic isolation was value-engineered out to save cost. The result is a beautiful screen in a room that leaks sound into the hallway and still sounds boxy. Insulation and door seals are the cheapest part of the build relative to the difference they make — don't cut them first.

Blackout and seating

True blackout is far easier to achieve in a room with no windows, or with windows that can be fully covered — motorised blackout blinds with a sealed frame, not just heavy curtains, which typically leak light at the edges. If the room has an external wall, this is worth confirming with your contractor early, since retrofitting a proper blackout frame after finishes are complete is disruptive.

For seating, a tiered platform riser (150-200mm rise between rows) dramatically improves sightlines to the screen for the back row — without it, taller viewers in the front row block the view for anyone behind them. Recliner seating needs roughly 1.1-1.2m of depth per row including legroom, so factor this into your row spacing from the start.

Wiring and HVAC

Low-voltage cabling for speakers, the projector, and control systems should be run in conduit within the walls and ceiling before drywall closes — this is dramatically cheaper than surface-mounted trunking added later. Because AV equipment generates heat and the room is fully enclosed with no natural ventilation once blackout is in place, put the theatre on its own AC zone sized for the equipment load, and specify quiet duct runs so the HVAC system doesn't compete with the sound system.
