One of the most common places a bathroom quote quietly jumps is tiling coverage. Half-height tiling (tiled to roughly 1.2-1.5m, painted above) is the standard assumption in most base quotes. Floor-to-ceiling tiling — increasingly the expectation in premium and ultra-luxury bathrooms — uses significantly more tile and labour, and needs more waterproofing coverage.

As a rule of thumb, floor-to-ceiling tiling adds around 18% to the bathroom's cost compared to the same tier with half-height tiling. On a AED 65,000 premium-tier bathroom, that's roughly an extra AED 11,700 — worth confirming explicitly before you compare two quotes that look identical on paper.

Budgeting for a multi-bathroom villa

Most Dubai villas have between three and five bathrooms — typically a master ensuite, one or two additional ensuites, a family/guest bathroom, and sometimes a powder room or staff bathroom. It's rare (and usually unnecessary) to finish every bathroom to the same tier. A common, sensible allocation looks like this:

What should be included in a bathroom renovation price

A complete bathroom renovation quote should cover demolition and disposal of the existing bathroom, waterproofing membrane application (one of the most important and least visible parts of the job), tiling supply and installation, sanitary ware (WC, basin, shower/bathtub), brassware and fittings, ventilation, electrics for lighting and any heated elements, and final sealing and snagging. Underfloor heating is usually an optional add-on rather than a standard inclusion, so confirm whether it's priced separately.

Waterproofing in particular is worth asking about directly. It's invisible once tiling is complete, which makes it an easy corner to cut on a lowball quote — but a failed membrane is one of the most expensive things to fix after the fact, since it usually means stripping the room back to the slab again.
